1. Homeowner becomes delinquent on their homeowner assessments pursuant to CA Civil Code.
2. Delinquent notices have been sent to the owner pursuant to the Association’s delinquency collection policy.

4. Property Vesting, Profile and Grant Deed are required to verify ownership.
5. Pre-Lien Letter – Notice of Intent to lien are sent by Certified-Mail and First-Class Mail.
- Authorization to Record (ATR) a Notice of Delinquent Assessment (NODA). This resolution is adopted by the Board of Directors in an open meeting and confirmed in the meeting minutes.
6. After waiting approximately 35-days the lien is prepared and recorded.
7. Copy of the lien (NODA) is sent to the owner via First- Class Certified Mail within the 10-days of recording.
- Authorization to Record (ATR) a Notice of Default (NOD). This resolution is adopted by the Board of Directors in an executive session and confirmed in the meeting minutes.
8. A Notice of Default (NOD) is prepared, recorded and mailed within 10-day to the owner via First-Class and Certified Mail.
- Additionally, a 30-day statutory mailing to all interested parties via First- Class and Certified Mail.
- Homeowner has 90-day redemption period to satisfy the balance.
- Personal Service of the NOD and supporting documents to the homeowner before further actions.
- Notice of Sale (NOS) is prepared and recorded.
- Property is sold to the highest bidder or reverts to the Association.
